Selling your home is a big decision — and in South Florida's market, the difference between a home that sells in days and one that sits for months often comes down to a handful of key decisions made before the listing ever goes live.

After 24 years and hundreds of successful sales in Broward County, I've seen what works and what doesn't. Here's what I tell every seller I work with.

Price It Right From Day One

This is the single most important factor in how quickly your home sells and how much you get for it.

Overpricing is the most common mistake sellers make. It's tempting to list high and "see what happens" — but the data tells a different story. Homes that are priced correctly from the start sell faster and for more money than homes that are overpriced and then reduced.

Here's why: when a home first hits the market, it gets the most attention. Buyers who have been searching for months are watching for new listings. If your home is priced right, you'll get showings and offers quickly. If it's overpriced, buyers will pass, and the listing will start to accumulate days on market.

Once a listing has been sitting for 30, 60, or 90 days, buyers start to wonder what's wrong with it. Even if you reduce the price, the stigma of a stale listing can follow you.

A good agent will pull comparable sales — homes similar to yours that have sold recently in your neighborhood — and help you price your home competitively based on real data, not wishful thinking.

Invest in Presentation

In today's market, buyers start their search online. The photos of your home are your first impression — and in many cases, they determine whether a buyer even bothers to schedule a showing.

Professional photography is non-negotiable. Smartphone photos, even good ones, don't do justice to a home. Professional real estate photographers know how to use lighting, angles, and editing to make your home look its best.

Declutter and depersonalize. Buyers need to be able to imagine themselves living in your home. That's hard to do when every surface is covered with family photos, collectibles, and personal items. Pack up anything that isn't essential and put it in storage.

Stage the key rooms. You don't necessarily need to hire a professional stager, but you should make sure the living room, kitchen, master bedroom, and bathrooms look their best. Fresh flowers, clean countertops, and good lighting go a long way.

Boost curb appeal. The exterior of your home is the first thing buyers see when they pull up. Mow the lawn, trim the hedges, pressure wash the driveway, and add some potted plants or flowers near the front door.

Address Known Issues Before Listing

Nothing kills a deal faster than a home inspection that reveals major problems. If you know your roof is aging, your HVAC is on its last legs, or there are plumbing issues, address them before you list — or price your home to reflect them.

In South Florida, buyers and their agents are particularly focused on:

  • Roof condition and age (insurance companies often won't insure roofs over 15–20 years old)
  • Impact windows and doors (required in many areas and a major selling point)
  • HVAC system age and condition (South Florida heat means AC is essential)
  • Electrical panel (older panels can be a red flag for insurers)

Consider getting a pre-listing inspection. It gives you the opportunity to address issues on your own terms, rather than being surprised during the buyer's inspection and having to negotiate under pressure.

Market Aggressively

Listing on the MLS is the foundation of any marketing plan, but it's just the beginning. A comprehensive marketing strategy should include:

Professional photography and video. As mentioned above, this is essential.

3D virtual tours. Especially valuable for out-of-state buyers, who make up a significant portion of South Florida's buyer pool.

Social media marketing. Facebook and Instagram ads targeted to buyers in your price range and geographic area can generate significant additional exposure.

Email marketing to buyer databases. A well-connected agent has a database of active buyers and can alert them directly when a new listing matches their criteria.

Open houses. While not every home needs an open house, they can generate buzz and create a sense of competition among buyers.

Be Flexible on Showings

The more people who see your home, the more likely you are to get an offer. Make your home as easy to show as possible.

This means being willing to accommodate showings on short notice, keeping the home clean and ready to show at all times, and making yourself (and your pets) scarce during showings so buyers can explore comfortably.

I know this is inconvenient — especially if you have kids or pets. But the sellers who are most flexible about showings typically get more offers and sell faster.

Negotiate Strategically

When offers come in, resist the urge to simply accept the highest price. Look at the whole picture:

  • Financing vs. cash: Cash offers typically close faster and with fewer complications.
  • Contingencies: Fewer contingencies mean less risk of the deal falling apart.
  • Closing timeline: Does the buyer's preferred closing date work for you?
  • Earnest money deposit: A larger deposit signals a more committed buyer.

Sometimes the second-highest offer is actually the best offer when you factor in all the terms.
